We were just thrilled to settle on a client’s 2nd investment property and now they have 3 properties in total (4th property in all). We have worked with these clients for many years now during many life changes and accessed equity in their properties for various reasons. Like many of our clients respectfully they are on modest incomes but they have made smart choices, several sacrifices and put in the hard work to get where they are today with 3 properties.  Admittedly, we did have some opportunities that didn’t go our way. They purchased properties in affordable areas with one being their first owner occupied home which is now almost making them too much rental income and causing too much tax – a wonderful problem to have! Each of these properties have grown in equity as they have maintained the properties in good order allowing them to use that equity to purchase the next. The hard work they put into maintaining these properties to an excellent standard, not to mention a few side hustles here and there (including an Air BNB on their owner occupied home) has got them in a position where they are cash flow positive on the rental income they receive.
