Commercial loans can be expensive and generally speaking their rates can be significantly higher than residential rates.  We had a existing client who purchased a warehouse to move his business in.  Over the years the rate slowly has crept up until it was no longer competitive.  Co-incidentally he was hoping to access some equity in his warehouse to refurbish the warehouse and update the offices.  We had a hunt around and found a commercial lender with a lower rate and allowed for the client to Cash out some equity.  As a bonus we’ll able to split his loan so part of his loan is locked in at a low fixed rate and the remaining Variable so he can make additional repayments without penalties.
